Lenders Cooperative seeks an SBA Closing Specialist who will assist the lender by preparing and reviewing loan closing documentation for compliance with SBA 7(a) guidelines, policies, and procedures. This role involves verifying that all loan approval conditions have been met, coordinating with borrowers and third parties, and ensuring the accuracy and completeness of closing packages. The SBA Closing Specialist ensures all documents align with SBA SOP requirements and lender standards. Strong attention to detail, organizational skills, and knowledge of the SBA 7(a) program are essential for success in this position.  

Key Objectives

  • Loan Documentation Preparation: Prepare and review SBA loan closing documents for compliance with SBA guidelines and lender requirements, ensuring accuracy and completeness in every document.

  • Loan Processing and Packaging: Compile and organize loan application documents, such as financial statements, tax returns, and personal financial statements, into complete and compliant loan packages for SBA submission and review. Ensure packages meet SBA standards and address any documentation gaps or inconsistencies.

  • Coordination and Communication: Act as a primary contact for borrowers, lenders, and third parties (e.g., title companies, attorneys) throughout the loan process. Provide updates, answer questions, and coordinate documentation to ensure smooth transitions across application, processing, and closing stages.

  • Review and Analysis of Loan Packages: Analyze borrower information and supporting documents, including purchase agreements, budgets, and FF&E costs, to validate the loan's intended purpose and sources/uses of funds.

  • Closing Process Management: Manage the closing timeline by tracking loan status and following up with internal and external parties to ensure closing deadlines are met. Confirm all closing conditions are satisfied and coordinate the preparation of final closing documents for borrower signatures.

  • Compliance and Regulatory Checks: Perform and/or review compliance checks, including CAIVRS for federal debt delinquencies and SAM.gov reports for debarment status. Ensure all parties involved are eligible to conduct business with the federal government.

  • Coordination with Underwriting Team: Collaborate with underwriters to address pre-closing requirements, including handling additional documentation requests or issues to maintain compliance with SBA and lender policies.

  • File Management and Record-Keeping: Maintain organized and complete loan files, ensuring all closing and processing documentation is accurately recorded and retained for compliance purposes.

  • Post-Closing Support: Assist with post-closing procedures, including submitting final disbursement documentation and ensuring all documents are properly transitioned to loan servicing.

  • Process Improvement: Identify opportunities to enhance the efficiency and accuracy of loan processing, packaging, and closing procedures. Provide feedback to the management team to help improve processes and lender/borrower satisfaction.

  • Training and Mentorship: Serve as a resource and mentor for new team members, offering guidance on SBA requirements, documentation standards, and best practices for efficient loan processing and closing.

What We’re Looking For: 

  • Bachelor’s degree in business, finance, or related field or relevant work experience

  • Minimum 2-4 years of experience in SBA loan closing or commercial lending

  • In-depth knowledge of SBA 7(a) loan program guidelines and regulations (SOP 50 10)

  • Strong understanding of loan documentation, closing procedures, and legal terms

  • Experience with SBA loan processing software and document management systems preferred

  • Excellent attention to detail and accuracy in document preparation and review

  • Strong organizational skills with the ability to manage multiple priorities and deadlines

  • Excellent communication and interpersonal skills to collaborate with clients, lenders, and third-party vendors

  • Ability to work independently and as part of a team in a fast-paced environment

  • Strong problem-solving skills and ability to resolve issues promptly

  • Knowledge of legal and regulatory requirements related to loan closings
